Greetings and Happy New Year from St. Simons Island and the Golden Isles. January has been treating our community kindly so far, with sunshine and mild temperatures, highs in the 60s and 70s which is always a welcome start to the year.
As we look back at the fourth quarter of 2025, Glynn County experienced a 12.5% decrease in homes sold compared to the third quarter. Average days on market remained steady at 100 days, while the median list to sale price ratio dipped slightly to 97.9%. Although overall sales volume slowed, values continued to hold strong. The median sale price rose nearly 6% this quarter, landing at $402,500.
One of the more telling indicators this quarter was the number of homes that either expired or were withdrawn from the market. In Q4, 262 properties fell into this category, compared to 164 during the same period the year prior. This was a 60% year over year increase. This shift offers a clear and realistic snapshot of market conditions as 2025 came to a close.
That said, I remain optimistic. As we all step into 2026, there are already encouraging signs of renewed activity, and momentum appears to be building. I’m also hopeful that interest rate cuts later this year will provide additional fuel for the market and create new opportunities for both buyers and sellers.
