As a St. Simons Island Listing Specialist with 29 years of real estate experience and more than 875 properties personally listed, one of the most common questions I hear from homeowners is, “What should I do before putting my home on the market?”

While every property is different, there are several steps that consistently help St. Simons Island sellers create a stronger first impression, attract more buyers, and maximize value.

Start with Curb Appeal

First impressions matter. In today’s market, buyers often form an opinion about a home before they ever walk through the front door.

One of the most cost effective improvements is professional pressure washing. For whatever it’s worth, I actually recommend a chemical wash versus the high pressure wash that some companies use. This can be a great way to freshen up the exterior given the warmer climate and coastal conditions. 

Another simple improvement is painting the front door. A fresh coat of paint can instantly enhance curb appeal and create a welcoming entrance for prospective buyers.

Refresh the Landscaping

Trim overgrown trees and shrubs, edge flower beds, remove weeds, and add fresh mulch where needed. Consider adding seasonal flowers in flower beds, decorative containers, or window boxes near the front entrance. These relatively inexpensive improvements can have a surprisingly positive impact.

I really try to go the extra mile with photography. Using 3-D tours, new interior drone fly through options and even exterior drone/aerial photography when able. With buyers scrolling online you may only have one chance to capture their attention so that main photo is crucial. Why use the standard front shot focusing on the front door when you can use an aerial photo that highlights the area around it, coastal proximity etc.?

Even a beautifully prepared home can underperform online if the photography does not properly showcase its best features. Professional photography helps attract more attention, generate more showings, and create a stronger first impression before buyers ever step foot on the property.
