Greetings from St. Simons Island and the Golden Isles. We hope you had a wonderful Easter season. While we’ve recently experienced cooler than average temperatures and gusty coastal winds, we remain optimistic that true spring weather is just around the corner.
As we reflect on the first quarter of 2026, Glynn County experienced an 8.5% decrease in homes sold compared to the fourth quarter of 2025. The average days on market increased slightly to 106 days, while the list to sale price ratio remained stable at 96.7%. Notably, despite fewer transactions, the median sale price rose 6.25% to a healthy $425,000 an encouraging sign of continued underlying demand.
One emerging trend worth noting is the unusually high number of homes being withdrawn from the market. Traditionally, most listings either sell or expire after completing their listing term. However, we are seeing a growing number of sellers proactively removing their properties. This likely reflects a market that has yet to experience its typical spring surge, prompting some homeowners to pause and wait for more favorable conditions.
That said, we remain confident in the resilience of our market. As we move further into April, we anticipate a delayed but meaningful spring uptick in activity.

Saint Simons Island Neighborhoods
St. Simons Island, or simply St. Simons, is a barrier island and census-designated place in Glynn County, Georgia. Part of the Brunswick Metropolitan Area, it had a population of 12,743 according to the 2010 census. Located on the southeast Georgia coast between Savannah and Jacksonville, St. Simons is both a seaside resort and residential community. It is the largest of Georgia’s Golden Isles, which also include Sea Island, Jekyll Island, and Little St. Simons Island. Visitors come for its warm climate, beaches, outdoor activities, shops and restaurants, historic sites, and natural beauty.

Brunswick is a city in and the county seat of Glynn County, Georgia, United States. As the main urban and economic center of the state's lower southeast, it is the second-largest urban area on the Georgia coast after Savannah and contains the Brunswick Old Town Historic District. Brunswick supports a progressive economy largely based on tourism and logistics, with a metropolitan GDP of $3.9 billion. The Port of Brunswick handles approximately 10 percent of all U.S. roll-on/roll-off trade—third in the U.S., behind the ports of Los Angeles and Newark. In the 2010 U.S. census, the population of the city proper was 15,383; the urban area, 51,024; and the metropolitan area, 112,370.
