Greetings from Saint Simons Island and all of the Golden Isles. We have been blessed with some great weather. Lots of sun and very mild temperatures. I feel like tourist season is right around the corner and the crowds of people will be here to help enjoy the great weather and beautiful scenery. The real estate market has yet to takeoff and we have not experienced the typical spring flurry of activity by any stretch. There are pockets of activity for sure but it has left a lot of us wondering when will the market get into overdrive?
We did see a 13% increase in the number of homes sold in Glynn County between the fourth quarter of last year and the end of the first quarter of 2025. Both the average days on market and the list price to sales price percentage increased slightly. On average it is taking a little over 100 days to get a home sold in this market and while only receiving approximately 96% of a seller’s asking price. This is down significantly from the months and months in a row of sellers receiving 100% of their asking price. The median sale price for a home in the county is $418,650. It is hard to believe but the current average list price for a single-family home on Saint Simons Island is an unbelievable $1.4 million. Since the start of the Covid pandemic St Simons has seen a 126% increase in home values while Brunswick has also seen an incredible 55% increase. We do have a several year high number of homes currently on the market or active inventory. This could be a combination of the real estate market leveling out but could also be due to the slight slowdown in sales, leaving more homes on the market.
The highest priced sale for this first quarter of 2025 was a home in Old Seaside back behind the Sea Island Lodge. It sold for $10,850,000.
Economists are predicting that interest rates will continue to fall and that hopefully by the end of this year we may be around 6% for a 30 year fixed mortgage.

St. Simons Island, or simply St. Simons, is a barrier island and census-designated place in Glynn County, Georgia. Part of the Brunswick Metropolitan Area, it had a population of 12,743 according to the 2010 census. Located on the southeast Georgia coast between Savannah and Jacksonville, St. Simons is both a seaside resort and residential community. Brunswick is a city in and the county seat of Glynn County, Georgia, United States. As the main urban and economic center of the state's lower southeast, it is the second-largest urban area on the Georgia coast after Savannah and contains the Brunswick Old Town Historic District.
