Should You Wait Until Spring to Sell on St. Simons Island?

Should You Wait Until Spring to Sell on St. Simons Island?

One of the most common questions I'm hearing from St. Simons Island homeowners right now is whether to list now or wait until spring. Spring gets most of the attention in real estate, but St. Simons Island is not a typical market, and the usual advice does not always fit here.

Why is St. Simons Island different from other markets?

In most markets, buyers move on a school year and job schedule. That is why spring gets so much attention.

Many St. Simons buyers are not on that schedule. They are second home buyers, retirees, and families from Atlanta and up north. A lot of them visit the island in the fall and over the holidays. When they are here enjoying the island, they often decide this is where they want to be, and they start looking.

Is there less competition if I sell in the fall?

Often, yes. Many sellers wait for spring, so fewer homes tend to be on the market this time of year. That means fewer homes competing with yours, and a buyer who is ready now gives your home their full attention. You can see the latest numbers in my St. Simons Island market update.

In spring, your home may share the spotlight with every other homeowner who decided to wait.

Does that mean every home should be listed now?

No. The right timing depends on a few things:

  • Your neighborhood. Each part of the island has its own buyers and its own pace. My guide to the best neighborhoods on St. Simons Island explains how they differ.
  • Your price range. Buyers in different price ranges behave differently, especially when a home needs updates.
  • Your competition. What is for sale near you right now, what is under contract, and what just sold.
  • Your plans. When you need to move, and whether the home is ready to show.

That is exactly what I look at with every seller before we decide on timing. Sometimes the answer is to list now. Sometimes it is to use the winter to prepare your home for sale and launch in early spring. Either way, the decision should be based on your home and your neighborhood, not a general rule. It also ties directly into how to price your home on St. Simons Island.

Why work with a St. Simons Island listing specialist?

I have been in real estate for 29 years and have listed over 875 properties. One thing that has not changed is that timing a listing correctly still makes a real difference in how quickly a home sells and what it sells for.

At Engel & Völkers Golden Isles, we prepare and market each home so it reaches the right buyer, whether that buyer is here for Thanksgiving or arriving in April.

Should I sell now or wait until spring?

If you are thinking about selling on St. Simons Island, start with a conversation, not a calendar. Request a sell now or spring timing review for your home, and I will walk you through what is selling in your neighborhood and which season gives your home the best advantage.
